Commercial building permits
A commercial permit is a correspondence course with several reviewers who have not met. RPD keeps the set, the comment log, and the resubmittal in one place — and keeps the coffee on our side of the desk.

The headache
- Building approved the wall. Fire has notes about the same wall. Mechanical has not opened the file.
- The comment says “see code.” It does not say which line, which is a choice.
- Resubmittal number three fixes comment two and wakes up comment eight.
- The contractor is ready. The permit is in “additional information requested,” which is not a date.
How RPD handles it
- A permit set that matches the use we already cleared in zoning.
- Comment matrix by discipline, with a human responsible for each line.
- Resubmittals that answer the question that was asked, in the reviewer’s format.
- Trade permits, deferred submittals, and revisions tracked like the building permit they depend on.
What you should be able to hold
- Comment log with responses, not just highlights
- Resubmittal sets and a record of what changed
- Coordination with engineering so the revised sheet matches the model of the ceiling
- Issued-permit handoff into construction and inspections
Permitting is where commercial renovations go to learn humility. The drawings can be handsome and still fail a life-safety note, a plumbing count, or a sheet index that skipped page A-4.1. The headache is not the existence of reviewers. The headache is treating their comments as weather.
RPD runs the permit as a managed scope: intake, review cycles, conflicting comments reconciled before they are answered twice, and a resubmittal that does not invent a new project. If engineering has to move a duct, the architectural sheet moves with it. That is the whole trick, and it is not a small one.
From there the same team is still on the job through construction, inspections, and — when the space is a store or a lobby — the furniture and retail displays. The permit is not a trophy. It is permission to finish.
This sits inside a turn-key scope: pre-construction, the build, and furniture and retail display installation. For the wider map of pain, see the commercial renovation headaches.
Questions on permitting
How long does a commercial building permit take?
As long as the jurisdiction’s queue plus the quality of the resubmittal. We cannot bully a calendar. We can stop the avoidable extra cycles that come from unanswered or contradictory comments.
Can you permit a renovation while design is still moving?
Only with a clear line between what is in the set and what is still a wish. Phasing and deferred submittals are tools. Surprise sheets are how cycle two is born.
Who answers the reviewer?
The discipline that owns the sheet, coordinated by RPD so the answers do not contradict each other on the way back to the city.
