Commercial construction, asked out loud
Short answers. The long ones live on the service pages, where zoning, planning commission, permitting, engineering, evaluations, and code each get a full briefing.
The company
What does turn-key mean at RPD?
One company from pre-construction through the day the space is actually usable. Zoning, planning commission, permitting, engineering, site evaluation, code compliance, construction, and furniture and retail display installation stay in the same conversation instead of being forwarded around town.
Is RPD only for ground-up commercial buildings?
No. Renovations, occupancy changes, retail rollouts, and landlord work are the daily headache. Ground-up is welcome. “We are just refreshing the finishes” is welcome too, after we check whether the code agrees.
Who are the commercial projects for?
Retailers, restaurants, landlords, office tenants, clinics, and owner-operators who would like the paperwork and the building handled by people who have met both. If your last meeting ended with “that’s a planning issue,” you are in the right waiting room.
How do we start a project?
Project inquiries go to rpdcm.com. Bring the address, the use you want, and whatever drawings or lease pages you already have. A tour brochure is not a program, but it is a start.
Zoning and planning
What is the difference between zoning compliance and planning commission?
Zoning asks whether the use and the site are allowed. Planning commission is often the public review of how that use sits on the ground: access, parking, buffering, and the site plan. Many commercial projects need a clear answer to the first before they survive the second.
Why do planning hearings get continued?
Because a foreseeable question showed up without an exhibit. Parking math, a driveway, a staff comment, a neighbor. RPD builds the package so the board is voting on the project, not waiting on a missing sheet.
Permits and code
What if permit reviewers contradict each other?
Then someone has to reconcile them before the resubmittal, or cycle three will contradict cycle two. RPD keeps a comment log by discipline and answers the building, not each inbox in isolation.
When should code compliance start?
When the use is chosen, not when the inspector is scheduled. Change of occupancy, accessibility, and rated assemblies are design problems first. They become punch lists only if ignored.
The building
Should we evaluate a commercial space before signing?
Yes, if the signature is still optional. Structure, power, roof, restrooms, and zoning fit are allowed to disappoint you before the lease does. Afterward they are just line items.
Do you install furniture and retail displays?
Yes. Turn-key, for RPD, runs through furniture and retail display installation. The opening date includes the thing customers touch, not only the thing the inspector signed.
